It is our wish that your stay be enjoyable and memorable. To help us provide you with the best possible service, please review the following policies and understand our need to abide by them. Call or email us with any questions you may have.
CHECK IN time is between 4:00 – 6:00 pm. Please notify us well in advance, prior to your day of arrival, if you anticipate a later arrival, or if you’d like an earlier arrival.
CHECK OUT is by 11:00 am. Accommodations for later check outs are possible.
Deposits: A 50% deposit is required at the time of your reservation. Deposits of 100% are required for one-night reservations, reservations booked with fewer than 30 days until arrival, specials and packages. Use of a gift certificate or gift card must be indicated at the time of booking to avoid an additional fee.
We accept most major credit cards and U.S. Currency. Rates and policies are based on double occupancy. A rate exception exists for the Hart Suite, which may accommodate up to four guests.
Minimum stays: During our High Season of Memorial Day Weekend through Columbus Day Weekend, we may require a two-night minimum stay on Friday and Saturday to receive the Best Available Rate.
Cancellation/No-Shows: Due to our size and the personal attention we offer our guests, cancellations are best to be avoided. Your deposit is your commitment to us that you are reserving your room and our commitment to you that your room will be ready for your arrival. Please take the time to read and process our cancellation policy. Because we will strictly adhere to our policy, we strongly recommend travel insurance for the unexpected life event. A request to change the date/move a reservation is considered a cancellation request because we are potentially losing the ability to re-book that room and all policies will apply.
A refund of your deposit, less a $30 cancellation fee, will be offered for cancellations 14 or more days in advance of your scheduled arrival. Any applicable refunds will be processed 10 -14 business days after the cancellation has occurred. All cancellations received 13 days or less prior to your scheduled date of arrival will be charged for the full dates/balance of your reservation including any add-ons. If a gift certificate/gift card is used for your stay, the value of the certificate may be retained to cover the cancellation fee and/or entire cost of the reservation.
Hot Tub and Outdoor Patio: It is our hope that you will take advantage of our beautiful outdoor spaces. For your safety, please refrain from using glasses or glass bottles, especially while in the hot tub. Fun, plastic beverage containers are available on the dining room sideboard. Please let us know if you’d like an ice bucket, as well. You are welcome to use the robes and slippers provided in your room on your way to and from the spa area. Towels are available in the spa area in the storage bench and storage table. You may leave used towels in the receptacle provided in the spa area.
Please use the hot tub with caution. Enter and exit the hot tub carefully, with no jumping or diving. Please refrain from using soaps or oils in the spa. Please limit your soak to 15-20 minutes and cool off before re-entry. Elderly persons and pregnant women should consult their doctor before use. Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with a doctor before using any hot tub. Please replace the spa cover after each use.
Events/Group/Wedding Bookings: The Hart House Bed and Breakfast is able to hold small events, or you may reserve the Inn for a group or group event. Please contact the Innkeeper for details, fees, and booking requirements. Group events may require the entire Inn and/or part of the Inn to be booked, as well as a Use of Space Fee will be applied. A minimum fee for Use of Space for small events begins at $250 and may increase based upon needs and time requirement. Small Wedding Use of Space fees begin at $500 and may increase based upon needs, and time requirement. Maximum occupancy for any event held at the Inn, whether outside or inside, is 25. All weddings (that are not a quick elopement type of event) will require the entire Inn to be booked. All event and use of space deposits are non-refundable. Please refer to our Group Reservation/Cancellation Policy for details regarding cancellation.
Group Reservations/Cancellation Policy: A group reservation is when parties who are travelling together book two or more rooms at the same time, for the same period of time. Upon booking your stay, we will process 50% of your stay/reservation total. This amount is non-refundable and will be forfeited upon cancellation at any time and for any reason. Thirty (30) days prior to your arrival, we will bill the balance of your reservation/stay. At this time, cancellation of your stay for any reason will result in the forfeit of your entire payment regardless of the date and time of the cancellation, or whether we are able to re-book the room. A credit toward a future stay will not be provided. We regret that no exceptions will be made to this cancellation policy.
Smoke-Free Facility: The Hart House Bed and Breakfast is proud to offer a smoke-free environment. Smoking is not permitted in guest rooms, indoor or outdoor public areas, nor anywhere on our grounds where it may impact other guests or pose a fire hazard. We will assess a $750 fee to your credit card for any violations of our no smoking policy and we reserve the right to ask you to leave the premises immediately. If the room is damaged or requires an excessive amount of cleaning; an additional cleaning fee will be assessed to your credit card at a minimum hourly rate of $95/hour and any damages will be assessed the value of repair or replacement. Violation of this policy also violates Michigan State Law and you may subject to the cost of the fine. Our non-smoking policy includes all types of tobacco, as well as e-cigarettes, etc.
Candles: As required by law and fire code, and for the safety and security of all of our guests, we are unable to allow the use of open flames such as candles, etc.
Parking: We offer convenient off street parking on our grounds adjacent to the Inn. To ensure a space for all of our guests, your parking space may be assigned at the time of your reservation.
Children: The Inn is most suitable for children over the age of fourteen are welcome. Please contact the Innkeepers with questions about younger children.
Pets: We are the ultimate animal lovers and have two older, large dogs of our own. They are kept in our living space, separate from the Inn. For the safety, comfort, and convenience of all of our guests, we regret that we do not allow guests to bring their pets to the Inn.
Exclusivity: Rooms and house use are for registered guests of the Hart House Bed and Breakfast only. For the comfort, convenience, respect of privacy, and to ensure a quiet, quality stay for all of our guests, we ask that you do not bring in guests, friends, or family that you are visiting in the area. We are happy to pre-arrange a tour of the common areas of the Inn with advance notice.

Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at the Hart House Bed and Breakfast. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation.
We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your hard drive that helps us provide our services. You are free to decline cookies if you choose to.
At the Hart House Bed and Breakfast, we take security seriously. When users make a reservation we use every precaution to safe guard it online and offline.
The Hart House Bed and Breakfast may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
